Landlords
Everything: marketing, tenant find, referencing, tenancy agreements, rent collection, routine inspections, maintenance coordination, compliance management and end-of-tenancy handling. All for 12% of the monthly rent.
We market across all major portals, conduct accompanied viewings, then carry out full referencing: credit checks, employment verification, affordability assessment and previous landlord references before any offer is accepted.
We coordinate with a trusted network of local contractors and aim to respond to maintenance issues promptly. For managed landlords we handle all reporting and oversight. Routine works are handled within agreed budgets; larger jobs require your approval and a quote.
Yes. As a Propertymark member I stay fully up to date with all legislation affecting landlords. The Renters' Rights Act is now in force (from 1 May 2026), abolishing Section 21 notices, converting all tenancies to periodic, and introducing new rules around rent increases and tenant rights. I handle all of this on behalf of managed landlords, including serving the required government Information Sheet to tenants, so you remain compliant without the stress.
Tenants
Contact us to arrange a viewing. If you'd like to proceed, we'll walk you through the application and referencing process clearly, no surprises, no unnecessary delays.
All deposits are held with the Tenancy Deposit Scheme (TDS), a government-approved independent scheme. You'll receive a certificate within 30 days. Any end-of-tenancy disputes are resolved fairly through the TDS adjudication service.
Under the Tenant Fees Act 2019, we charge a holding deposit of one week's rent (credited to your first month's rent) and a security deposit of five weeks' rent. There are no admin or referencing fees whatsoever.
We carry out a check-out inspection against the original inventory. Provided the property is left in good order (fair wear and tear always accepted), your deposit is returned promptly. We handle the whole process transparently.
